What do I need to bring to my appointment?
For most appointments we will need to verify your identity. To do so, please bring your passport & drivers licence. If you do not have these documents please phone us to discuss other ID options.
If you want to make a Will or Power of Attorney we request that you have full names and contacts of everyone you are intending to include in the Will. If you have any special ownership structures (companies or trusts) please also bring details and relevant trust deeds.
If you are seeking advice for a guarantee please also ensure you bring along your ID and ALL loan documents.
Can Willerby's store my deeds? Or do I keep them?
We do! At Willerby's we are able to store your deeds free of charge in our fire-proof cabinets. In fact, we highly recommend doing so as it ensures the safe-keeping of your deeds.
We can provided you with a certified copy of a power of attorney or other document you may need to produce which can be used by you like the original.
Do you provide guarantee advice/ signing of loan documents?
Yes, we do. However often people assume the appointment will be a quick and easy signing of the paperwork. This is not the case.
For all loan and SMSF documents, we are required to provide advice, warn you of the implications and potential risks associated with the loan as well as ensure you understand entirely what you are signing. This can be time-consuming. Most appointments take at least an hour.
I need to complete my Verification of Identity. What does this mean?
For all conveyancing transactions, we require you to complete a Verification of Identity (VOI).
This requires you to sign a PEXA Client Authorisation Form as well as provide us with your passport and drivers licence so that we can confirm your identity.
If you are unable to attend our office, you can complete your VOI at your local Auspost with the VOI Form below. However this will be a fee of $49.
I want to sell my property. What do I do?
To begin the conveyancing process to sell your property, please fill out the Section 32 Questionnaire below and provide us with the following:
1. Recent council rates notice
2. Recent water rates notice
3. Land Tax Assessment (if applicable)
4. Lease (if applicable)

I am wanting to purchase a property but unsure on the details of the Contract/Section 32. Are you able to review it for me?
Yes, we are more than happy to review a Contract of Sale and Section 32 for you. We will read the fine print for you and ensure you do not miss anything important. This is included as part of the Conveyancing process for our clients.
Keep in mind that if you have already signed a contract, you typically have a 3-day cooling off period unless purchased at auction.

Is there parking available?
Yes! At Willerby's there is the added convenience of on-site parking at both the front and rear of the property.
Do I need to bring someone to witness my Will/Power of Attorney?
No. Our team at Willerby's will witness the documents for you.
However, for Powers of Attorney, you will need to get the person you are appointing to sign alongside a witness. The witness should not be related to the giver of the power or the attorney. Typically you will take the POA home with you for this, and return it to our office once fully executed (if you wish for us to store it here). We will then provide you with certified copies.
